Q. How do I advertise on your site? How long does the process take?


A. What we need to do is book an hour where we can come out to take pictures of your home and gather some detailed information so we can do a proper write up for you. So we take the pictures, we do the write up and we create the web site for you.
 
From when we come out to when your home is ready for you to review is approximately 2 business days. So if we come out on Monday, your site will be ready for you to review by Wednesday. After you approve it, we will post it on the web site at your request.
 
We charge $199.00 (plus pst and gst). This is a one time fee and there are NO COMMISSIONS after the sale. For $199.00 we:
 

  • Come out to take pictures
  • We do the write up for you
  • We create the site for you
  • You get up to 20 pictures
  • You get a sign
  • Your site remains on the site until your home sells


 

Q. Your site shows really funny


A. More than likely you are using a MAC with an older, unsupported browser. When we tested the site we only tested with supported browsers from Microsoft and Netscape as well as the current MAC browser. If for some reason your Microsoft Internet Explorer Browser or your Netscape Browser does not work on your MAC you have two options:
 

  1. Update the Browser to the newest version
  2. Use the MAC browser that came with your computer. The browse program is called Safari.

Q. I called a home for sale on your site but the owner said it was already sold. It does not show sold on the web site. Why?


A. This can sometimes be a problem. We can not put a sold sign on the home until the home owner either calls us or emails us indicating that it has been sold. The customer placed the ad and unfortunately we can not put a sold sign until instructed by the homeowner. When a homeowner does call, a sold sign is generally put on the web site within 24 hours.
 
If we do receive a call or email from someone (not the homeowner) indicating that a home has been sold we will generally contact the owner to confirm. Many though do not want to put the sold sign up until the conditions have been removed. In some cases we will put a conditional offer graphic on, but again, if the owner does not notify us of this there is nothing we can do short of calling everyone daily that is advertising on our site, which is not very efficient.
 
Also, some homeowners just forget to contact us. When they continue to receive call after call they will eventually call us to remove it, but again we can not control this.
 
As well, so many homes are moving so quickly after being posted that there may be some times when a home is already sold even though it has just been posted.
 
I know that it looks like our web site may not be totally up-to-date, but we do try everything reasonably possible to keep it as up-to-date as we can. We do apologize for this but currently unless the homeowner notifies us there is not much we can do.

Q. I need an Offer to Purchase


A. Unfortunately, we can not directly provide you with an Offer to Purchase, but we do work with two different lawyers who are more than willing to provide you one.
 
We highly recommend to our customers that as soon as we leave it is important that you get an Offer to Purchase. All you need to do is call a lawyer and they will send you one. Below are two lawyers we have used in the past:

Q. Can you help us in pricing our home?


A. Unfortunately we can not advise you on what your home is worth. We can, however, show you where you can do some research.
 
This is what we have done when selling our homes privately to come up with a reasonable price:

  1. 1. Open Houses
     
    We have gone to open houses in our own area specifically and in general have gone to open houses across the city. This provides you an idea of the types of features other sellers have and will also provide you with an indication of they type of shape other homes are in compared to yours.
     
  2. 2. Talk to Real estate Agents (3 Quotes)
     
    If you have no idea what price you want to charge it is important to get at least two or three real estate agents to do an independent analysis. Real estate agents will have access to the homes that have recently sold in your area and can be valuable in assessing your homes value.
    I knew a couple in Medicine Hat that had three real estate agents come in to do an analysis. They had quotes that ranged from $175,000 to $199,000. They chose to list at $199,000 and sold it in a day. Now image if they would have listed it at $175,000 as the first real estate agent was recommending? They would have lost over $20,000 of their hard earned equity.
     
    We work with a real estate agent that will come in and give you an evaluation, no high pressure and will also answer questions while you are selling it.
     
    Note: DO NOT get talked into listing your home with the agent, sometimes they can talk you into something that you don't want to do.
     
  3. 3. Talk with your Friends and Relatives
     
    Many times friends and relatives will have an independent view of things. They take out the bias that you may have for your home and what you may think your home is worth. It is important though to tell your friends and relatives to be honest.
     
  4. 4. Appraisal
     
    Get a professional appraisal done by an independent appraisal company in your city. This will cost you about $150 - $300, but can pay for itself quite quickly if you undervalue your home or your home sits on the market because your price is too high.
     
  5. 5. mls.ca
     
    Check online at mls.ca . You can research some homes that are comparable to yours.
